Southside View transforms a previously underutilized site in the City of Newark’s South Ward into a 100 percent affordable housing community, with 6, 1-bedroom; 24, two-bedroom, and 10-three-bedroom apartments. Located at 654 South 11th Street, Southside View is a five-story, mixed used building with four floors of residential housing over ground-floor parking, on-site building management, mail room, and community space. The residence was sustainably designed and is expected to earn green building certification through the New Jersey Energy Star program. Construction is currently underway, with a certificate of occupancy anticipated in Summer, 2025.

Southside View’s development team is the first woman-owned and Black-owned real estate development entity in New Jersey to receive 9 percent LIHTC funding from the NJHFMA. The project represents progress not just in the number of units of affordable multifamily housing that will be available for Newark residents, but in the precedent that the project sets for other underrepresented development teams to seek state-level financing to make community revitalization projects across the state a reality.

Southside View expands housing choice in Newark, and rises to the challenge set by Mayor Ras J. Baraka in August, 2021, to create or preserve 6,600 affordable homes by 2026, including the creation of 3,000 new housing units. Southside View is located in Newark’s South Ward, which has the greatest population of low-income renters out of Newark’s five wards. As a result, competition for affordable housing is pronounced, and demand for housing, especially housing larger than a studio or one-bedroom, is high. Southside View contributes 40 new units of affordable multifamily housing to this need— housing that is not only affordable from a rental perspective but is thoughtfully designed for ongoing energy efficiency and lowered monthly utility bills. It is also situated nearby to transit and local retail and amenities, ensuring that residents are not isolated and are able to connect to the larger employment, education, cultural and social outlets of Newark.
