Thriven Design joins Pennrose, FOP, to kick off revitalization of FOP Senior Citizens in Northeast Philadelphia
Thriven Design was pleased to join Pennrose and FOP Senior Citizens, Inc., on Wednesday, Dec. 3, for a celebratory kickoff party for the multi-year, transformative renovation of FOP Senior Citizen’s at 730 Byberry Road in Northeast Philadelphia. The renovation will improve livability and accessibility at the 55-year-old highrise, which contains 106 units of affordable senior housing.
Thriven Design’s Asset Preservation Studio is providing multidisciplinary architecture and MEP / FP engineering services for the revitalization, which will make substantial updates to the building’s interior, exterior, infrastructure, and streetscape.
Scope of work includes, but is not limited to: roof and window replacement, elevator modernization, façade repairs, landscaping upgrades, and accessibility improvements to the parking lot and sidewalks. The building’s studio and one-bedroom apartments will undergo top-to-bottom renovations, including updated kitchens with new countertops, cabinets, and energy-efficient appliances; new bathroom vanities, plumbing, and reglazed bathtubs; new in-unit air conditioning units; new flooring, doors, and paint throughout. During the renovation, 11 apartments will be converted to ADA accessible units, and four will be outfitted for residents with hearing or vision impairments. Additionally, the building’s common areas and community amenity space will receive new flooring, sprinkler system, and energy-efficient lighting.
Financing for the $24 million rehabilitation is being provided by Pennsylvania Housing Finance Agency, Philadelphia Housing Development Corporation, Federal Home Loan Bank of Pittsburgh, Capital One, and FOP Senior Citizens Inc.
A Spring, 2026, completion date is anticipated.
FOP Senior is the latest in a portfolio of Philadelphia-based affordable senior projects developed by Pennrose, supported by Thriven Design. The team has previously worked together on Wynne Senior Residence, an award-winning 51-unit community in Overbrook, and is currently collaborating on Good Shepherd Senior Residence, a 55-unit senior community, also in Overbrook.
