1425 Teaneck Senior Housing

1425 Teaneck Senior Housing exemplifies what is possible when a municipality enthusiastically supports the creation of affordable, supportive housing and commits to meaningful partnerships with developers to make the new communities highly impactful for local residents in need.
This new senior residence replaces a dilapidated building on a prominent corner of Teaneck Road, a main route through the Township of Teaneck. The Township owned the property, which was formerly used for vehicle maintenance, and designated it for redevelopment into affordable senior housing. The residence will be home for 40 older adults with limited incomes who will benefit from living in a supportive environment and receiving the services offered within.
To enable residents to age-in-place with dignity and maintain their independence, on-site supportive services will be provided by Jewish Family & Children’s Services of Northern NJ (JFCS), a non-profit and homeless prevention organization with roots in Teaneck, as well as Age Friendly Teaneck, a local non-profit dedicated to helping seniors stay in their communities. Holy Name Medical Center, located less than one mile away, will provide on-site wellness services. This new senior residence is a member of the NJHMFA SIL program, which provides training for on-site staff and case managers.
Two apartments are designed to be full adapted (accessible) when the building opens; the remaining 38 apartments are Type A adaptable, and one is designed for a hearing and visually impaired resident. The Type A units can be easily adapted to become fully accessible when needs arise. Apartments feature open floor plan kitchen/dining/living rooms with large windows; full-size Energy Star appliances including dishwashers; individually controlled high-efficiency central heating and air conditioning; large bathrooms with roll-in showers, full grab-bars, emergency pull cords, and an integrated intercom system.
Five apartments are reserved for homeless seniors. JFCS will provide on-site case management, mental health counseling, financial management training, life skills, and provide linkages for health and dental care, food, transportation, and wellness resources— essential supports for older adults.
Residents will have access to a wide complement of amenities including a large multi-purpose room, wellness room, exercise room with senior-friendly equipment, centrally located laundry rooms, a library, and a roof deck with excellent views. The main entrance faces Teaneck Road and provides immediate access to a NJ Transit bus stop. Safe, accessible off-street parking is also available for residents, with a direct lot connection through the lobby. The onsite management/leasing offices and supportive services office are adjacent to the lobby for convenient access.
The building was designed and constructed to comply with the sustainable building standards of both the ENERGY STAR Multifamily New Construction and Enterprise Green Communities programs.
This development was financed by the Township of Teaneck, New Jersey Housing Mortgage Finance Agency through Low-Income Housing Tax Credits (LIHTC) plus permanent financing, Enterprise Community Partners, as LIHTC equity syndicator, and TD Bank who provided construction financing and is also a LIHTC equity investor.
The project was constructed during a period of significant material cost increases and labor shortages within the building industry. C&C Construction, the general contractor, and Thriven Design worked closely with the development team to design and construct the building on time and on budget without sacrificing features essential to supporting residents’ aging-in-place, enabling residents to live comfortably and with the assurance that their home is safe and affordable.
