Thriven Design is providing multidisciplinary architecture, engineering, and master planning services for the multiphase redevelopment of the 12-acre former Herndon Homes public housing site in Atlanta, GA.

In 2020, Thriven Design led the master planning effort in collaboration with the Atlanta Housing Authority and multiple stakeholders in the city to reimagine the former Herndon Homes. The master plan leveraged the significant transformation occurring in the surrounding neighborhood to create a thoughtfully crafted community close to several new and existing local amenities and commercial centers. Ultimately the multiphase plan aims to add 379 units of affordable housing, 97 units of senior housing, 32 townhomes and a grocery store, over five phases. Thriven Design is providing professional services for the implementation of Phases II-V.

Phase I was completed in 2021 with the development of 97 senior affordable units.

Phase II began in 2022. Thriven design is leading architectural services and MEP engineering for this stage of the development, which includes 201 apartments, distributed as a mix of one-, two-, and three-bedroom units.

Phase II will feature a mix of 31 market-rate units and 170 affordable Low Income Housing Tax Credit (LIHTC) units, with apartments available for individuals and families at 30% to 80% of the Area Median Income (AMI), roughly $21,450 to $57,200 for a one-person household. Eighty LIHTC units will also be supported by Project-Based Vouchers through Atlanta Housing’s Homeflex program. It also includes an enclosed parking deck, health clinic, fitness center, computer business and learning center, courtyard and green space. The 10,000 square feet of commercial space is envisioned to connect with Science Square, a bio-health and life science campus developed by the Georgia Institute of Technology and Trammell Crow Company. The sustainable project is designed to meet EarthCraft Multifamily and ENERGY STAR Certification standards.

Estimated Completion for Phase II is Spring, 2026.
