Thriven Design was honored to be in Atlanta, Georgia, Thursday, alongside Pennrose, the Atlanta Housing Authority, and other project partners, for the groundbreaking ceremony of Phase II for Herndon Square.

Herndon Square reimagines the 12-acre site of the former Herndon Homes, a housing project originally built in 1941, as mixed-use, mixed-income redevelopment that reconnects residents to surrounding communities, amenities, and services, as well as providing critical infrastructure improvements, including a redesigned street grid and updated storm, water, and sewer systems. The project comprises five phases, and ultimately will add more than 300 units of multifamily housing to Atlanta.

Thriven Design provided master planning services for the redevelopment project, and is now leading the architectural and MEP engineering designs for Phases II-V. The master plan leveraged the significant transformation that is occurring in the surrounding neighborhood to create a thoughtfully crafted community close to local amenities. The five-phased plan aims to add much-needed affordable and senior housing, plus 32 townhomes and a grocery store.

Phase I was completed in 2021 with the development of 97 senior affordable units. Phase II of Herndon Square includes 201 apartments, distributed as a mix of one-, two-, and three-bedroom units, with 31 market-rate units and 170 affordable units for individuals or families at 30% to 80% of the Area Median Income (AMI). Phase II is estimated to be completed by Spring of 2026.

Also included in the design is an enclosed parking deck, health clinic, fitness center, business and learning center, courtyard, and green space. The sustainable project is designed to meet EarthCraft Multifamily and ENERGY STAR Certification standards.

Pennrose and Thriven Design have partnered on affordable, multifamily, senior, market-rate, and supportive housing for more than 30 years and have collaborated on several projects in the state of Georgia. In addition to Herndon Square, they have worked together on Haven at South Atlanta, which added 84 units of affordable multifamily housing to Atlanta, and The Oaks at Park Pointe, which created 125 multifamily units and 84 affordable family townhouses in Griffin, GA.
