Terrell Homes Phase I (Senior)

Terrell Homes Senior is phase 1 of the implementation of the Millard Terrell Homes Master Plan, which was authored by Thriven Design in coordination with the Newark Housing Authority in 2021.

Phase 1 creates a 5-story, 69-unit, mixed-use community with a range of affordable one- and two-bedroom units age-restricted for senior residents. The design spans 79,935 SF and includes four stories of apartments above a ground floor reserved for a lobby, management office, supportive services center, and utility room. Thriven Design is providing architectural, MEP/ FP engineering, and energy services for the project, which is participating in Enterprise Green Communities and Energy Star programs.

The development of Terrell Homes Phase I (Senior) received state and federal financial support with an award of $8.9 million in NJEDA Aspire tax credits, as well as 4% Low Income Housing Tax Credits. The project broke ground in March, 2024, and is anticipated to be completed in 2025.
