Tradition at Northgate

The Tradition at Northgate is a newly renovated student housing development located at 301 Church Avenue in College Station, Texas, a block north from the main academic campus of Texas A&M University, in the heart of one of the area’s most popular districts. Developed by Haven Campus Communities, The Tradition has taken an aging asset, no doubt familiar to many Aggie graduates, and infused it with new life for the next generation of students. Originally built in 2001, The Tradition is a five-story residential development located in the heart of the Northgate economic district of College Station, a dynamic and vibrant part of the city known for its diverse mixture of bars and restaurants, and a popular destination for students. The Tradition is effectively two mirrored buildings describing a shallow arced interior courtyard space with an existing pool. The buildings are connected by a fifth-floor sky bridge, which doubles as a home for the community’s new state-of-the-art fitness center which overlooks the courtyard below.

Representing over 150,000sf of newly renovated living and common space, The Tradition boasts 427 units with 808 total beds – beginning its most recent transformation in June 2016, and reopening the following year in August 2017. The goal was to create an upscale program, offering the ultimate in modern student living, with a full menu of state-of-the-art amenities, technology services and recreational activities available. Six months after opening The Tradition at Northgate is 98% full, with 418 of its 427 units leased.

The development offers one and two-bedroom unit types, and ten different floor plans to choose from. All units come fully-furnished with modern western chic detailing, vinyl wood plank flooring and luxury finishes, and represent College Station’s first smart apartments, providing residents the latest in digital technology, including electronic keypad and mobile app unit access, an Amazon Echo in every home, and voice-controlled Smart thermostats, lights, ceiling fans and door locks. Each tenant at The Tradition has their own full-sized bed, a large desk, chair, and dresser in their bedroom, along with a private bathroom. Common living areas at the development offer a comfortable, modern living environment with full custom furniture packages, 1GB wired/wireless internet access, and a premium cable package with large flat screen HDTVs. All kitchens at The Tradition have been upgraded with stainless steel, energy-efficient appliances, including a full-size fridge, microwave, and dishwasher. Each unit also has its own washer and dryer.
