Valley Road Residential Redevelopment is part of a mixed-income, transit-oriented development designed to help address the critical need for affordable rental housing in New Jersey. Bounded by Central Avenue, South Jefferson Street, and Mitchell Street, the site is located in a designated Smart Growth area and within the bounds of West Orange’s “Harvard Press Redevelopment Plan” as well as the “Valley Hatting Historic District.” The project is within ½ mile of the Highland Avenue NJ Transit station with access to NYC and greater New Jersey. In addition, local bus routes provide service throughout the metropolitan area.

Valley Road entails the construction of a new, 5-story midrise consisting of 4 floors of residential housing above one floor of non-combustible garage parking. The building contains 100 units of mixed-income family rental housing; 55% is set aside for workforce housing with the balance being market-rate housing. The 140,500 sf structure contains 33 one-bedroom units, 59 two-bedroom units, and eight three-bedroom units.

Energy-saving measures and sustainable features have been incorporated into the design to afford lower operating and utility costs for residents, as well as to foster a healthy living environment. The project will be certified Energy Star Version 3.1 and will incorporate green design features such as Energy Star labeled appliances, high-performance windows, building envelope air sealing, high-efficiency lighting, and HVAC systems, water-conserving plumbing fixtures, durable and healthy flooring, Low VOC paints, primers, and sealants.
