Southside View wins 2026 ULI Excellence Award
Thriven Design is pleased to share that the Urban Land Institute of Northern New Jersey has selected Southside View, developed by Foya Development, as the winner of its 2026 Excellence Award in Affordable Housing. The award recognizes the project and its partners for their outstanding and transformational land use developments, best practices, and creative visioning.
Southside View transforms a previously underutilized site in the City of Newark’s South Ward into a 100 percent affordable housing community, with 6 one-bedroom; 24 two-bedroom, and 10-three-bedroom apartments.
The five-story building, located at 654 South 11th Street, features four floors of residential housing over ground-floor parking, on-site building management, mail room, and community space. Each apartment includes a washer and dryer, and residents have access to a full complement of technology amenities including free wi-fi, free laptops for elementary school students, and an on-site computer lab.
Thriven Design provided architecture, engineering, and interior design services for the project, which was completed in September 2025.
Southside View’s selection as a 2026 ULI Northern New Jersey award winner is Thriven Design’s fifth recent recognition by ULI chapters.
- In 2025, New Market West won the prestigious 2025 Urban Land Institute Philadelphia Biennial Award of Excellence.
- In 2024, Urban Land Institute Northern New Jersey honored Barclay Place with the Excellence Award in Affordable Housing.
- In both 2015 and 2016, Urban Land Institute Philadelphia recognized The Ray & Joan Kroc Corps Community Center in Camden, N.J, as a Willard G. “Bill” Rouse III Award for Excellence Finalist.
- In 2014, Project HOME’s JBJ Soul Homes won Urban Land Institute Philadelphia’s William G. ‘Bill’ Rouse Award For Excellence.
