Sun Pointe

Sun Pointe is an affordable multifamily development located in El Paso, Texas. The 146-unit community was developed by Pennrose, in coordination with Capstone Building Corp., JMT, Innova Services Corporation, and Housing Opportunity Management Enterprises. Thriven Design provided Architecture and MEP Engineering services for the project, which revitalized a 52-year-old public housing site owned by the Housing Authority of the City of El Paso.
The project scope included the renovation of 24 buildings and a community clubhouse, as well as an addition of sports courts and two new tot-lots. All buildings and units received extensive interior and exterior improvements and new up-to-date electrical, mechanical, and plumbing systems. The updated clubhouse includes a community room with a warm-up kitchen and covered patio, a theater room, a suite for on-site property management, and a laundry room.
The Sun Pointe community is within walking distance of local retail and restaurants, and is across the street from the Texas Department of Public Safety and the Sun City Child Development Center, while both the JM Whitaker Elementary School and the Western Technical College – Diana Campus are less than 1.5 miles from the development.
Sun Pointe received project funding during the 2021 TDHCA 9% application round, and finished construction in August, 2024. Much of the funding for the project came from tax credit equity from RBC Capital Markets. Other funding sources for the project included a construction loan from JP Morgan and gap loan from HOME.
