Thriven Design, Adenah Bayoh, Foya Development Group Celebrate Ribbon Cutting of Southside View, Groundbreaking for Springview
Thriven Design was pleased to join developer Adenah Bayoh and Foya Development Group on Tuesday, September 9, to celebrate two major milestones in the lives of two of our projects: the ribbon cutting for Southside View, at 654 South 11 Street in Newark, NJ; and the groundbreaking for Springview, a block away at 569 Springfield Ave, Newark, NJ.
Thriven Design is providing architecture, MEP/FP engineering, and interior design services for the pair of residences, which together contribute 103 units of affordable multifamily housing to Newark, NJ.
Southside View and Springview both were funded through 9% low income housing tax credits, and their development team is the first woman-owned and Black-owned real estate development entity in New Jersey to be awarded 9 percent LIHTC funding from the NJHFMA.
Southside View transforms a previously underutilized site in the City of Newark’s South Ward into a 100 percent affordable housing community, with four floors of residential housing over ground-floor parking, on-site building management, mail room, and community space. Southside View contains 40 apartments: 6, one-bedroom; 24, two-bedroom, and 10-three-bedroom apartments.
The project is distinctive in its holistic approach to affordable living and numerous amenities that provide multifaceted resident support. Every apartment in Southside View will have free Wi-Fi for 15 years. Children living in the building will receive free laptops for school and will have access to free after-school tutoring, offered five days a week. Adults will have access to a computer lab where they can learn basic technology skills. Each apartment includes a washer and dryer, and apartments designated for the homeless are fully furnished.
Springview, located on an adjacent block from Southside View, is also a five-story wood-framed construction atop a concrete podium/garage structure. The new development will bring an additional 63 new affordable multifamily apartments to the City and expand Foya Development Group’s portfolio of Newark-based affordable housing projects.
The ground floor at Springview will include a lobby, two retail tenant spaces, a community room, management office, and amenities. The second level will feature a fitness center and game room that will open out to a small amenity deck.
Each apartment at Springview will contain an in-unit washer and dryer, an unusual and highly desirable upgrade from a common laundry area which is more standard across affordable housing construction. The units also will be furnished with energy-efficient appliances and energy-saving features designed to assist tenants with managing ongoing utility costs. A fall, 2026 completion is anticipated.
Thriven Design, Adenah Bayoh, and the Foya Development Group have partnered on affordable multifamily projects in New Jersey since 2022. In addition to this pair of residences in Newark, NJ, Thriven Design, Adenah Bayoh and the Foya Development Group are working together on the design and development of six single-family homes in the Midtown North section of Atlantic City, N.J. The homes, on the 300 block of N. South Carolina Ave at Drexel Avenue and Mediterranean Aves, are three-bedroom residences with front porches, rear decks, off-street parking, and fully energy efficient appliances and fixtures. Thriven Design is providing architectural and MEP/FP engineering services for the project, which advances home ownership for local families and helps break the rental cycle and establish generational wealth.
