The Housing and Community Development Network of New Jersey (The Network) has selected three Thriven Design projects as 2024 Under One Roof honorees, recognizing the contributions that these projects have made toward addressing the critical need for affordable housing in New Jersey, as well as essential factors that contribute to overall housing stability, such as home ownership and access to health and wellness services.

Barclay Place

Barclay Place, a new 56-unit affordable residence for families in Paterson, NJ, was selected by the Network as a 2024 Outstanding Project in the Healthy Homes and Communities category.

Barclay Place, developed by the New Jersey Community Development Corporation, (NJCDC), involved a first-of-its-kind partnership among funders and project partners, and it proposed a bold connection between lack of stable housing and overuse of hospital emergency medical services. By involving a healthcare system – in this case, St. Joseph’s Health of Paterson, NJ – in the creation of housing, and blending on-site medical services into the project site, Barclay Place aimed to demonstrate that ‘housing is healthcare,’ and that housing-healthcare partnerships can have a profound impact on the well-being of communities across the country.

Thriven Design provided architecture, engineering, interior design, and energy services for the project, which has previously been honored with a NJ Governor’s Award for Excellence in Housing Development, a NJ Smart Growth Award, an ULI Northern New Jersey Excellence Award in Affordable Housing, and a Project of the Year award from the Supportive Housing Association of New Jersey.

Jim & Fannie Floyd House, Princeton Community Housing

The Jim and Fannie Floyd House, located in Princeton, NJ, also was selected as a 2024 Outstanding Project in the Healthy Homes and Communities category.

The project, developed by Princeton Community Housing, adds 25 units of affordable multifamily housing to the 35-acre Princeton Community Village campus in Princeton, NJ, filling a vital need for affordable rental opportunities in one of the most affluent municipalities in New Jersey. Nestled in a winding, park-like setting atop Princeton ridge, The Jim & Fannie Floyd House offers low- to moderate-income individuals who live, work, or go to school in Princeton a mix of 5 one-bedroom, 14 two-bedroom, and 6 three-bedroom units that are spacious, energy efficient, and adjacent to NJ Transit and other public transportation.

Floyd House is the latest of several phases of development to Princeton Community Village since its founding in 1975 by community development nonprofit Princeton Community Housing. Thriven Design provided architecture, engineering, and interior design services for the project, which was completed in August, 2023.

Autumn Ridge at Manitou Park, developed by Homes for All, of Toms River, NJ, was selected as an Outstanding Project: New Development.

Thriven Design provided architecture and engineering services, as well as energy rating, for the project, the latest phase in a long-term investment into the redevelopment of the Manitou Park Neighborhood that began more than a decade ago with the design of five single family prototype homes.

Autumn Ridge at Manitou Park adds 56 additional housing units that are designed to fit the context of the surrounding neighborhood while also being adapted for today’s housing market. Four model floorplans were built with varying options offered, ranging from 3-4 bedrooms, 1-2 car garage, and 1-2 stories.

Earlier this year, Autumn Ridge at Manitou Park was recognized with a Governor’s Excellence in Housing Award, and previous phases of Manitou Park were similarly recognized for their efforts to improve housing stock, providing critical infrastructure improvements, and anchor the community through stable homeownership.

The Housing and Community Development Network of New Jersey is a 35-year-old nonprofit organization that provides resources, research, and support to more than 250 member non-profit housing and community development corporations.
